The lady that came round for a second viewing has put in an offer! It was £15k less than the asking price ? so we have gone back and said that we will meet her halfway at £7k less... just waiting to hear back! Am feeling very jittery today!

    the woman upstairs from me has two cats, that charge up and down the stairs at about 10.30pm every night... I have never heard such a racket!!!

    Sounds about right. Although mine tend do it about 6am, tripping me up in the process. I dread to think what our poor neighbour thinks!

    Offer has been increased by £2k... still not quite halfway but we are going to do some number crunching tonight and see what we can do...

    She offered £15k less than the asking price, we said that we could accept £7k less, so halfway.

    £2k more is still quite a way under... but it is still an offer!

    i would turn it down..if they want tit hat muc theyl go to 5k or the 7k you ask. 13k under is ALOT less

    I suppose it wouldn't hurt to go back and say that we want the full £7k.

    Am chasing to see if they have spoken to the other interested party to see if I can start a bidding war!

    thats exactly what u want!!!

    Similar to when we bought our house..we put in an offer, it was refused so we said this is our limit. hey turned it down. 3 days later the agent rung back and said if you pay for this theyl agree, it was like £500 wuid or somthing so theres hope!

    ETA -i understand we were buyers but i mean similar as in if you reverse the roles...they may end up saying ok, wel cough up and voila, a sale!

    Turn it down, let them sweat. See what happens with the other buyer, there's nothing to say you can't go back later having already rejected it and actually accept it or like Flow said ask for a smaller amount extra.

    I'm scared ?

    On the plus side, she is a first time buyer which means a short chain and therefore possible bargaining power for us as buyers...?

    True, if she's not in a hurry to move and is prepared to wait while you find and get an offer accepted on somewhere yourself then could work in your favour..

    I don't really know anything about buying or selling a house, but £15k under an asking price is a bit of a long shot for a buyer to even put in as an offer surely?

    H's mum sold her house for 2k under the asking price, but overall lost about £12k on the house because of the recession and the house wasn't valued at the price she paid for it originally.

    I need to phone the agents this morning (am nervous?!)

    We talked about the semi-detached last night too and are thinking of putting in an offer on that, a bit under the asking price as it needs a lot of updating.

    We talked about the new one that we both loved, but the parking issue was just too big.

    Hopefully some more will pop up.

    I feel like a hypocrite sometimes though, obviously we want as much for ours as possible and the buyer wants a bargain, and we want a bargain with the one we buy and they obviously want as much as possible!!

    The estate agent has gone back to the client... I am so nervous I feel sick! I don't like this house selling business!!!

    Tis just the way the cookie crumbles though, the people you buy off will be exactly the same, looking for as much as they can get from you whilst wanting a bargain on wherever they are buying.

    Right, still waiting to hear back from the buyer... fingers still crossed.

    Have put in an offer for the one we like, the seller is going to speak to his wife and let us know... but it wasn't a flat out no!

    They did say that the house would stay on the market though until we have a definite buyer, not just in negotiations stage... apparently this is normal?

    Quite normal. I would personally say as a seller I wouldn't be prepared to take house off the market until you had a buyer for your flat and until a solicitor was appointed by you both.

    A house we were going after last year said they same to us, perfectly happy with that, we appointed solicitor and estate agent chased and chased buyer of OH's flat to appoint a solicitor then they pulled out. B@stards! Was an investor though so no emotion involved.

    ? Our offer on the house was accepted!

    The estate agent sounded so shocked that they accepted!

    Last month it was listed for £295k, then it was dropped to £275k... we offered £260k!

    Part of me is wondering if they would have gone as far as £250k and saved us £5k on stupid stamp duty... but meh!

    Now I just need our first time buyer to hurry up and reply!
