Affordable barn venues in south-east England?

Hi all,

First-time poster here! My partner and I got engaged a few weeks ago and have been looking for an affordable (£3000-£3500) barn venue, ideally in south-east England though can go further north for the right venue. We ideally want somewhere we can put our stamp on but not a total blank canvas (e.g. tables, chairs etc provided).

Also looking for corkage-free zones where we can supply our own alcohol during the reception as well as the meal, and somewhere we can either sort our own catering or have reasonably priced recommended caterers that do family-sharing style offers (we don't want a formal sit down 3 courser!)

Oh, AND somewhere that does civil ceremonies too!

Have found a few nice places but most aren't licensed for ceremonies, or have an expensive in-house caterer, or charge corkage etc. Struggling to find somewhere that ticks all the boxes (are we being unrealistic?!)

Any help or suggestions would be much appreciated. Feel like I'm going round in circles now, and just want to get the venue sorted and out of the way so I can relax a bit and actually start to enjoy being engaged!

    Hey try Red brick barn in Essex not sure if they are licensed though. I think if you Google Sussex/Essex or Hertfordshire then a few pop up.

    I would recommend the barn where we had but they don't have a marriage licence and I think they are doing refurbish work. It was a complete Diy as well so we hired tables chairs etc

    Don't know how much they charge but you could try The Nightyard near Canterbury or though not a barn as such Chilham Village Hall is another option.

    We had a look at Pangdean Barn near Brighton, think they might have been a bit more expensive than that but did good rates on weekdays, or Sundays, plus a cheaper menu option for weekdays/off peak times. Gorgeous barn with the basics provided, and beautiful gardens, plus they do civil ceremonies too. No corkage charge either.

    We saw Hendall Hall barns in Sussex at the weekend, pretty place, own catering and corkage etc, might be a little over your budget though. We also saw the Great Barn in rolvenden (ashford) but they were very limited on dates. SO cheap though at like 2k for four day hire. Both have Ceremony licence.

    If Sussex is an option, definitely try The Sussex Barn in Hellingly, Bartholomew Barn in Kirdford or Fitzleroi Barn in Pulborough.

    Hi all,

    Thank you so much for your replies - for some reason, I didn't get any notifications so have only just seen them! We've now booked The Kingscote Barn in the Cotswolds - further out than we planned but £3000 for a Thursday in April, and the team there seem really nice.

    It helps that it was pouring with rain when we visited and still looked really light and lovely!

    Well done for booking!

    We were looking at loads, and were thinking of a Thursday in May to make it affordable, but then discovered Blackstock Estate in Hellingly, and got a good deal on a Winter Saturday deal for 4K all in Smiley smile
