Anyone with hints/tips on selling your home...?

We are meeting with an estate agent tomorrow after work to discuss putting our flat on the market.

I know that the market is looking decidedly grim at the moment but wondered if anyone had any quick tips for me that I could do tonight in advance of photos being taken tomorrow.....am thinking of de-cluttering and de-personalising etc etc but am new to all this so any help greatly appreciated!

    Declutter, tidy, have lots of storage.

    Think of the price you want for your house, then put it on the market for about 10% less, and be prepared to accept an offer 10% below your asking price.

    In the current market, unless your property or its location is particularly unusual, it's all about price. The best tip I oculd give you if you need to sell, is to drop the price as low as you can afford to.

    ? all. We don't 'need' to sell - but we do seem to be slightly outgrowing our flat just now and would like somewhere bigger. However maybe its a bad idea and we should wait? Im just concerned that it will get even worse at the beginning of next year?

    Be reasonable about the price.

    Clean

    Declutter (put stuff into storage/other peoples garages if necessary)

    Do any minor repair/decorating jobs

    Clean windows

    Make sure the outside is appealing

    Did I mention clean?

    Are you outgrowing your place or is it just a bit full of things that you could get rid of? Would it be worth having a good declutter and seeing if you still want to move?

    ? Kegsey. No it is more about the actual square footage rather than clutter for us now. We have been here over 3 years (1st home together) and I cant even fit our wedding gifts into the tiny kitchen. Even with a good de-clutter (although a good idea!) it would still feel like we are outgrowing it.

    Ah, fair enough.

    Also, think of a reason that you are moving which isn't not enough space.

    Good idea - thats one of the first questions I ask people when Im viewing properties and I don't want to say to potential buyers that there isnt enough space!! ?

    Its going to be a long evening....!

    Being on house no. 4 I find that the best thing you can do is to make sure the place is spotless, tidy and smells fresh - shake & vac is old fashioned but works a treat! Or if you have wood/laminate then citrus floor wipes.

    Definitely find another reason to move - need to be closer to family and/or work is usually safest.

    You could do what my MIL suggests- keep the table set for a dinner party - A "show table" <CRINGE>

    I'd say clean and de clutter too. Most people can see past all this but at least you're helping them think less about it. but we've also been told in the current market its all about rock bottom prcies- we were also told to expect to be held to a further reduction in price before completeion (i.e. buyer waiting until the last moment then telling you'd the will only complete if they pay 10k less) so we personally are factoring that in to the final amount we walk away with.

    WEES about cleaning and decluttering.

    We had a tiny kitchen in our last place. We took almost everything out, apart from a few 'show' things. We took the spice racks down, we hid the toaster, we hid the draining board, we took everything off the fridge apart from one or two photos. There was literally nothing out on the worktops apart from a bottle of fancy olive oil and vinegar.

    We moved furniture out so the dining table had 4 chairs, not 6. We moved an arm chair out from the living room.

    Have a look on rightmove at similar places to yours, then bookmark the Good ones. Then look closely and see how much is actually there, and how much isn't.

    Make sure that each room is clearly defined so if you have two bedrooms but you use one as a study, get a bed in it and set it up to show it as a bedroom otherwise your buyers might think you couldn't fit a bed in.

    Fresh flowers don't hurt (I always go for trendy "architectural" ones rather than boring everyday "garage" arrangements).

    Definitely agree with only showing off certain items in the kitchen - we've always done that - and also "stage" your bathroom even if that means buying more expensive toiletries that you don't use to make the place look more appealing.

    The biggest thing is show off space. Make your rooms seem spacious by getting rid of clutter and also any unnecessary furniture/accessories. So a few books and ornaments on a bookshelf rather than it full to the brim and put CDs in a cupboard because I always think you can't make them look attractive, no matter what you do! Same for DVDs etc.

    Take down any net curtains you may have, make sure curtains/blinds are up and letting plenty of light in - I also turn lights on, especially side lights or lamps to make the place feel homely.

    Am going to completely de-clutter tonight - including kitchen!
