bathrooms and loos- what would you pick? (dull I know)

We're trying to decide what will be the best for resale in the future. we currently have a bathroom downstairs, big bath, there was a shower but we removed it, and a separate WC. we're going to put a shower above a new bath and so have a bit of space left. 3 bedrooms upstairs.

we're going to put an ensuite in our bedroom, walk in shower and a sink. our current quandry is loo related.

would it be more appealing to:

have 2 loos downstairs, one in main bathroom one separate.

have one upstairs (difficult to plumb for many reasons) and the one downstairs which isn't in the bathroom.

have 3 loos.

have one loo. the separate one downstairs.

it's a family house and living space is all downstairs

exciting times in the cod household ?

    For me, you have to have a toilet upstairs, no matter what else.

    That comes from both a personal level (atm we just have one downstairs bathroom, but hopefully an extension will change that soon) and as an estate agent trying to sell houses where the only toilet is downstairs.

    I agree, a toilet upstairs in a family home is essential. I'd hate the idea of having to drag LOs downstairs in the middle of the night to the loo or the thought of a slightly bigger, sleepy one going head first down the stairs.

    I think one loo upstairs and one loo downstairs is probably best. You don't need two loos downstairs.

    Would it make a difference if the upstairs bathroom is through the master bedroom? (if you had kids i mean)

    I wouldn't buy a house which didn't have a toilet upstairs. To me it would be odd to have an ensuite shower and washbasin but not toilet, I'd rather lose the shower to have the toilet there.

    As for downstairs, personally I don't like seperate toilets so I'd probably want the main bathroom with a toilet in it.

    Don't think there is any need to a second toilet downstairs.

    Are you making one of the bedrooms a bathroom or using part of your bedroom?

    We have a walk in wardrobe/space between two of the bedrooms, we'll block the access from one of the little rooms into that and then extend it into our bedroom a bit (as our room is pretty big) so you'll come upstairs into our room and then into the ensuite.

    some of the houses around here (same footprint) have made the smallest bedroom into a family bathroom but we don't want to lose that room (we have plenty of space downstairs)

    It wouldn't matter to me as long as there was a toilet upstairs.

    I quite like the separate toilet thing but only when it is the only toilet in the whole house.

    I like having the separate WC downstairs as we can have a bath/ shower without anyone needing to use the loo. it's also convenient if we've been in the garden.

    so best would be WC as it is, no additional loo downstairs (i'll get a lovely cheap ceiling to floor cupboard for towels instead) but then a loo upstairs in the ensuite giving us a 2 bathroom 3 bedroom house.

    hadn't quite thought through needs of young children through (not having any might explain that!)

    Just a thought, would you be able to do a Jack & Jill bathroom so access from the bedroom on either side of it ?

    Not really as it would involve walking across the shower tray. good idea though :-)

    Definitely one upstairs - a 3 bed house is likely to appeal to someone with kids when you sell it.

    Unless you want the kids traipsing through your bedroom to use the toilet inthe night (which will kill your sex life) you need a separate toilet upstairs.

    We just went through similar designing our house (renovation) and have a bathroom with 2 doors on the main bedroom level (2 beds plus nursery) a separate bathroom ont he floor where the guest bedroom is, and a toilet near the dining/kitchen area.

    My old house had a downstairs loo and you wake in the night it was a pain, I would without a doubt have an upstairs toilet!

    My parents had an extension on their bungalow, put a bedroom upstairs, and their biggest regret was not putting a loo upstairs.
