Buying a house - mortgage company not accepting HIP

We offered on a property and it went to a closing date last Friday - we received a call to tell us our offer had been accepted and all was well.

Ive just heard back from my mortgage company (halifax) who have advised my that the surveyors who carried out the HIP report for the property we are purchasing are not on their 'preferred list' and therefore we will have to pay for another survey to be done ourselves.

Im really annoyed and also quite angry - has anyone else been through this and/or do you know if we can appeal in any way or should I just get on with arranging another survey?

    A HIP isn't the same as a survey anyway is it? if you are buying a house you usually need to commission a survey at your own cost anyway.

    Sorry sunset should have said Im in scotland and we have a scottish single survey as part of the hip here.

    That's a bit crap! I'd have thought Halifax would have a pretty large panel and the chances of a surveyor not being on their panel wouldn't be high at all.

    Anyway. It was pre-HIP but I used to come across similar situations at work where valuation and used a firm not on the lender's panel. They told me they would accept the valuation but it had to be on their own headed notepaper - they sent some headed notepaper through to the surveyor and they printed it on that and it was accepted.

    Could you cal the surveyor and ask if they know if their surveys have been used for Halifax mortgages before?

    Otherwise, here's the problem everyone said there would be with HIPs isn't it. If they won't accept it I'd just instruct a basic valuation with a firm off their panel and be done with it. Also find out who is on their panel and call them yourself, don't get Halifax to do it as it will (a) take longer and (b) likely cost more money.
