Costing extensions

To houses I mean, not hair

Is there a way to get a ballpark figure for the cost of an extension or is it one of those piece of string things where you really need to get someone in?

    The latter, I suspect. Depends on what the land's like, materials, windows, size, faffy roof v simple roof... all kinds of stuff AFAIK.

    Then, whatever you're told, I'd double it...

    I feared as much ?

    Saw a nice house today but we'd need to extend it to make it workable. There's a very obvious way to do it, people seem to think there'd be no problem on planning permission but it's all a bit scary because if they didn't grant it we'd be stuffed.

    I guess a chat with a local builder and the local planning officer is the way forward.

    Mr KJX has a figure he quotes as an average for round here (with the usual caveats!) - he should be back soon, so I'll ask him - if that's any use? Don't forget to speak with Building Control as well (god, he's got me well trained!)

    A reliable builder friend of ours said a lot builders work to 1k per square meter, but I guess that can different in different parts of the country. And if the builder is a rip off merchant ?

    A grand a sq metre? fark me. high end build inc fit out is around 300 per sq m. not sure where the grand comes from.

    its a piece of string question though really. depends on materials, issues like load bearing and whether a struc engineer needs to be involved, drains, all manner of things.

    Hi ya, Changed jobs so I can now pop on a lot more?

    If you let me know general setting - village, terrached houses etc, type of house, bungalow etc, what has been done previously, size of house - big 3 bed etc, or link to it at rightmove and I can look at the pics and guessestimate a little

    This is the figure MrKJX uses when he is asked this at work. Could be up to £1500 depending on ohhh, allsorts.

    Something's not right there Nick - that price would mean I could build a 24 sq m extension for £7200. It cost more than that to take a wall out and put an RSJ in in my existing place.

    Am after two storey extension as well, so surely more than that?

    well yes, its a flat sq metre, so double it. as i said though, it does depend on structural stuff (like RSJs etc), materials, roof covering, all kinds of things. why not just get a couple of builders to quote you? make sure theyre members of the federation of master builders, and make sure they can give you an insurance backed guarantee, and that if they ask for a deposit, that its insurance protected.

    to those who are say no no no, a new house build, with a good spec is around £300 p sq metre. thats the figure my builder friends work on (in the north west), and thats the figure we used to price a barn rebuild last year. its also the figure that lenders use (certainly up here) as an approximation <shrug>

    Is new build the same costs as extensions to existing though?

    Either way, all academic as I think we've decided to pass on this one. Thanks for your help though everyone

    I should add that thats the figure if you employ each trade yourself.

    the bottom line is that the question is unanswerable without miles more information. the figure of a grand is just a "catch all" and is pretty meaningless tbh.
