Eeep!

Just put down our reservation fee on the new build we have been umming and ahhing about for the last couple of weeks.

Now we need to get ours on the market and fingers crossed it will actually sell for its full value.

    It's obviously a good day for decisions! We just felt really numb afterwards and it hasn't really sunk in yet. Cooking tea we looked at each other and hub asked 'are you excited or sh1t scared?' I said the second one!

    I'm really scared! Excited but scared, and oncall tonight so can't even have a drink to calm my nerves!! I took a picture of our actual house as ours is built and ready to move into, so I'll see if i can post it..

    Apologies if this is massive - no idea how to adjust size - the house closest will be ours, all being well, and you can see the side of the house next door to the left.

    Exciting stuff! Do you have a move-in date yet?

    Apparently ours will be ready for its roof going on by November but I just can't see how it will happen so fast considering it is pretty much nothing right now.

    I think me and OH would go for a new build if there were any houses in nice areas in Portsmouth. Some of the schemes are great.

    I have never liked new builds, I always wanted a period house. OH always pushed for a 'newer' home. After living in damp old houses for the past 2 1/2 years, there is something 'clean' about a new build that now attracts me, so OH has got his way! Hoping tha newly built will equals less damp/mould than we have experienced in our previous and current home.

    Ours does have quite a bit of space around it plus a reasonable garden, so not as 'concrete jungley' as others we looked at. Also it is in an ideal location so any future kids could play on the front quite happily without fear of passing cars, whereas now even though we live on a quiet road in a residential and retirement type area, cars speed terrifyingly round the narrow bend and it seems to now be used as a cut through between 2 local pubs, so we are experiencing our cars being messed with, rubbish left on walls and so on. With the location of the estate it doesn't look like anything like that could happen.

    Also it is detached so we can hopefully at last be free of noisy party neighbours and DIY mad neighbours! Older detached properties we looked at were very small for the same kind of price. I don't know if it is to do with being newly built, or just the area, but in this one we are getting 3 big bedrooms and the fourth smaller room too. A 3 bed detached older house we saw for the same price only had 1 decent size room plus the master, and then one other room where you couldn't even fit a bed in!

    We have always been overlooked and in the new one we have a very high wall surrounding the garden so it is completely private (but I must admit, I don't really like the thought of staring out at a massive wall) and ours also backs on to garages so nobody there to overlook us. Some new estates are really cramped though so we're glad we found this one.

    Must stop talking like it is 100% 'ours'...can't think that far ahead until we have any interest in our current house!

    They do but OH believes (and other hitchers have warned us already) that they would value it as less than it is worth, which would make it impossible for us to afford the deposit/mortgage with the remaining equity on the house.

    Having said that, others have told me they got better value by part exchanging, and the company themselves have said they take an average of 3 valuations so it may be OK. Just trying not to get ahead of myself and considering it as a done deal just yet.

    Edit - also hadn't even considered growing sunflowers up the wall, thanks for that suggestion!
