Help choosing a house

Right, ive narrowed it down to 3. Please bear in mind our max budget its £120,000. I have been told i am going to get given some money to help with things such as decorating, bathroom etc.

House 1 - up for £150,000, detatched house. This is a repossesion so have been told i could get it for my budget if i am lucky. It needs alot of decorating, new kitchen and bathroom. Council Tax £140 per month

House 2 - up for £129,950, semi detatched house. It is perfectly decorated so we probably wouldnt have alot to do decoration wise, kitchen and bathroom is fine. Only con to it, is that it has no drive way, the curb is not low so you cannot get a car up it, but we could easily have one if we got the council to take it down, at a cost.

House 3 - up for £124,950, semi detatched house. Its recently been done out, brand new kitchen (including all appliances such as cooker etc), carpets, laminet etc. Needs a new bathroom. But everything else is fine. Other than the back garden, it is very small and is all paved, which can easily be taken up, it has got a garage in the back garden which i could always knock down to expand on the garden, as its got a proper garage attatched to the house already.

SO bearing in mind what i have said that needs doing etc, what order should i put them in as to make offers on.

They all seem to have there pros and cons, being more expensive , cheaper etc, but then obviously what will need what work etc...

Please help!!!!

    I'd opt for the detatched house first as long as there is nothing wrong with the actual structure, cosmetic work is easy enough to do as long as you have the patience. you'd also benefit finacially at a later date if you manage to get it within your price at the moment and then go on to sell.

    i'd then go for house 2 as all that is really wrong is the driveway which is easily mended and lastly house 3.

    thats just what i would do but i obviously dont know what your priorities are.

    Thanks Smiley smile I am taking my uncle to see them on tuesday and he'll tell me whether they'res any structure stuff wrong etc. Fingers crossed!

    I'd go house number 3, although house 1 seems great. I bought a repossesion a couple of years ago. The house was up for £195.00... we offered £175.00 and got it. Was a struggle cos the debt that was outstanding on the house was greater than what we offered!!!!

    If there is a way of finding out if there is any outstanding debt on the house, you could offer just above that. They probably won't tell you a figue though. If you did all the work (like I have :-( ) you could be adding value to the house in the long run.

    None of the houses seems like your dream house. Try and find another house you really fall in love with.

    The other thing to consider is location and if you have children schools etc

    I think Winterflower is right hun, you'd know which house to choose if it was the house for you. I suppose it's like your wedding dress, you just know.

    If i had to choose one tho i'd go for 3, it's newely decorated and it's got all new appliances. The only downfall you've said is the garden but the money you'd save on the inside you could spend getting the garden you like.

    We can only try. We'll offer what we can afford, if we dont get we dont get it. But as you said, we we did get it it'd be worth more. We'd definatly put the work into it that would be needed to.

    The problem is, is that we love all 3, thats why i asked for advise. The money isnt a problem to do the 'bits' that are needed, cause we've been told by my parents not to worry about the stuff that needs doing.

    And the problem is, with the budget that we have got, any house we buy is gonna need something doing to it. We have literally looked at every single house under a certain amount and these are the only 3 that gave us the 'feeling'

    I always thought house hunting would be fun until we did it and it was so confusing !

    We made a list of priorities, ours was a big garden and at least two decent sized bedrooms and potential to improve. We bought a house that had window's that the wind whistled through, a kitchen that was 50 years old and a bathroom you wouldn't bath your dog in, but you could see in your mind what you could do to it. It's all been done now and I can't imagine living anywhere else.

    Personally I would put House 1 first, it all sounds cosmetic and you can put your own stamp on it and when the market picks up you may end up with a sizeable chunk of equity.

    I would put House 2 second, it doesn't cost much to get a kerb dropped.

    Then finally house 3, if you are planning on having children later on, don't underestimate how important a decent sized garden is, you can cosmetically change a house but you can't make a garden bigger.

    We had to wait nearly 3 weeks to get an answer from the Bank that owned the property...it was awful!

    Also, with Repossesions you have to be ready to go when they say YES! We literally had everything signed, sealed and delivered in 3 weeks!

    We've lived in our house for two years now, and have done soooo much to it, yet its still not finished. Money is very tight at mo, so everythings on hold. Not to mention OH is a builder/plasterer and can't be bothered doing him own house after a day working in someone elses. Typical!

    I will say, as a guide for you. We have reboarded every ceiling, platsered every room (3 bed house), decorated every room (including Skirtings & Archs), had new bathroom (although we didn't pay for this - gift from OH's work connection! - good old tax get out!), new kitchen (straight from wholesale, cheaper than B&Q), new applinces (some new from ebay, very cheap!) etc and carpet for whole of upstairs. Oh and loft insullation. Cost approx £20,000 plus!

    We have no flooring, skirtings or archs downstairs yet.

    Kitchen altogether cost approx £5000. Bathroom cost £3000 (we have a fancy bath, that took 4 blokes to carry it up the stairs...I do wonder if I might fall through ceiling one day, its so heavy!)

    So, we went to see all 3 houses with Dad last night,

    House 3 is out. Dad things they have just decorated it to make it look presentable and that in the long run we'd find things wrong with it. Plus the garden too.

    House 1, my uncle is coming to see it on tuesday. Dad thinks that the conservatory did not have planning permission and there is a bit of dodgey work, in that case we'd just have to knock that down which is fine. But we'll def go for that one first if we get the go ahead.

    We realise, being first time buyers, that if we do get house 1, its gonna take a while to do what we need to do, but like i mentioned before, Dad is giving us some money that will cover the kitchen, bathroom and quite alot of other bits...but its something that we feel will be worth it in the long run.

    Just fingers crossed we get one of them otherwise we're back to square one!

    You could ask the estate agent whether the seller has planning permision for the extension. Certainly if you go ahead and buy the property the solicister will ask the seller for the document. It may strengthen your negotating position if they don't have planning permision

    If you don't get any of them it isn't the end of the world and maybe just not ment to be. We put in an offer on a house just under a year ago. We loved the house and really thought it through. The offer was accepted and the solicisters started working. However when we had the survey done realised it would cost loads to put things right which we didn't know about. Including problems with damp due to the conservatory and damp courses in the wrong place.

    We decided to stop looking and do work to the house we currently live in and turn that into our dream house. Things happen for a reason maybe a better house will come on the market you just don't know also last month house prices dropped slightly again so who knows what is happening with the housing market

    Thats very true.

    Athough we have to move out due to certain circumstances, by christmas, so time is really running out for us, and really need to be close by, We cant move miles away either. And its not like we already have a house to do up

    Hopefully things will work out for us. Will see what happens.

    As I said I believe everything happens for a reason. I am sure something will turn up before you have to move even if you don't get one of these houses. I will be keeping my fingers crossed for you. Sometimes it is possible to try and force things when it isn't quite right like we tried todo. Really hard thing to say try not to stress.

    I also believe things happen for a reason, which is why we are in the situation that we are in now lol, hard for it to happen but it was for right reason. I have always believed that.

    I'm sure something will work out. Just hard not to worry about it.

    Yes, we are planning on making a list of everything thats wrong so we can throw it back at them.
