Help with objecting to a planning application

One of the major supermarket chains has submitted a planning application for a 1200sqm store on our high street.

The chain already has 2 stores within a three mile radius

The other shops on the high street are (aside from the corner shop and estate agents) independent (butchers, greengrocers, fishmonger etc) in single unit stores that are largely period property

There's bugger all parking already to the point where we and our neighbours have come home to people parked on or blocking our drives

I have never objected to a planning application before. I can submit my comments via email but have little idea what is the best way to word it.

    You'll need to look at the specifics of the planning application and then reply only to points that are relevant - they won't take any notice of problems re competition etc. or the fact they've already got shops nearby, that's not an issue unfortunately. The parking problem could certainly be a good one to start on - you can point out the problems at the moment. It may depend on what's in the site at the moment as to how sympathetically they view your argument but it's worth a try!

    Here's the page of a campaing that has successfully stopped tesco opening a shop round the corner from my house - similar situation to you by the sound of it, they hadn't actually made any reasonable plans for deliveries, parking, waste disposal etc and those are the bits people successfully appealed about.

    I'm afraid I disagree, they could be stopped by planning permission if it was deemed that they had a monopoly on that type of store within I think it is a 5 mile radius but that's not for you to work out, just make the point about lack of competition and also about potential trading damage to existing small local business which some councils look favourably on.

    Have a look at your local council's website - there should be info on their planning policies, so you can construct your arguments around them. There are certain criteria they will judge the application against, so there's no point basing your objections on things they won't consider anyway.

    Thanks for the responses.

    I'll give it some more thought and try and try and talk to my neighbours rather than send of some half baked angry email
