House buying/ selling kleek - updates please - updated

We've had about 8 people round now I guess, on the market about 6 weeks. Friday's lady offered yesterday and today's viewer offered £1k more than her. It's only a couple of grand under the asking price.

Unfortunately the house we want to buy's vendor won't be realistic about the price drop and so it's out of our reach, unless we put everything we've got into it in which case we would have nothing to spend doing it up.

Hmmmm. Discussing with the husband tonight.

Where is everyone else at with the process?

UPDATE

Weeeeell we accepted the offer just under the asking, and got the one we've had our eyes on at a bargain price! It is empty, and ours is a cash buyer, so I am hoping it goes smoothly... never sold before so don't know much about the process. EEEEEEEEKKKKKK!!!

    ? I really hope you and all the other doughnut buyers get your houses sold and into perfect houses soon.

    We have an offer on the table for ours £10k under asking but its do-able. They cannot proceed until one of their houses sells (a FTB type house so fingers crossed)

    We have registered an interest and put an offer in on a repo for £120k and Im waiting to hear from the EA to see if the bank will accept it or not. Im also waiting to hear from IFA regarding the possibility of a chain breaker mortgage to buy the house and still have ours on the market. The house needs work done on it so owning it before we move out of ours would be a good thing.

    I had an offer this morning at a figure 60k under the asking price!

    Will drop 30k but no more so will see what they come back with....... they are chain free though, but I havent found anywhere else to live yet!

    We sold for 5k under and bought for 45k under. needs work, but still a bargain and huge! although don't exchange until next week on the new place so still tres nervous.

    We put ours on the market yesterday and have our first viewer tomorrow. I feel quite nervous about it all now!

    We're having 2nd survey done on our place tomorrow after first buyers pulled out just before exchange. Luckily EA got someone else v quickly - or we'd have lost the deposit we've put down on our new build place. The new buyers have had to reduce their offer to us by 10k because their own property was down-valued £20k by the surveyor for their buyers - we've accepted because our new place is a lot cheaper than current one. Then the survey on our new place down valued it by £50k so currently locked in furious arguments with the developer. Am so desperate to get out of London!

    Good luck everyone else - I hope everything goes well for you all. Does anyone think it is actually possible to buy or sell a house and it not be an utter nightmare? I don't think I have ever heard of a house sale/purchase going smoothly.

    That's fab doughnut! hope it all goes smoothly.

    it's not the house I mailed to you - that one went for 50k more than we got ours for AND ours is lots bigger with a south facing garden. it's in the same area though, just around the corner. catch is it's in need of major work, so we're staying in the rental flat for the first couple of months and hiring builders etc to strip floorboards, re-wire, re-plaster etc. also getting an architect on board to extend the back to make a heyooge kitchen/diner/playroom.

    it's going to be soooo much work but hopefully worth it in the end.

    Fantastic news Doughnut ?

    We're moving from army housing to our very first house and I'm so excited. The survey was on Monday and aparently all's well apart from a tiny bit of damp which the surveyor said was to be expected on a house of its age (1900) we're going round again tomorrow to meet builders to give us quotes on moving the bathroom and renovating the downstairs one. I'm hoping now the survey has gone ok the rest of it should move pretty quickly especially as we're chain free and the vendor is going into rented.

    On the other hand no bugger wants to buy our house. ? We have dropped it another 10k and still cant get anyone to even view it.

    We had a message from the mortgage company today saying we're approved subject to valuation on the property. Had a little chuckle at them valuing a property that isn't built yet! Still, I don't see it being a problem. Everyone who's seen the floor plans says we're getting a bargain.

    Its been on the market since September and its the only 3 bed house in the price bracket in the village. I dont get it. Its not a dump honest Guv. 😄

    Wow, it's lovely, why on earth are you moving?!

    Edited to add it might be the price... we put ours on at what we paid for it in June 2006 and a couple of grand under that. Higher than that, no-one was even looking round.

    Thanks doughnut, We are moving as Ive always wanted a big garden. The garden we have now isnt tiny but I want a veg patch and we have seen a house we can do this in. Also this house is in a lovely village but I want to move back into the small market town we have nearby. We paid 130k for it 3 years ago so are really only making 5k on it. It was Valued at 155k in September so we have dropped 20k already. Also to buy the house we want we are cutting it fine finacially.

    All that said I am due a baby today so perhaps now isnt the time to be moving ?

    Mattdonna your house looks lovely, can't believe you've had no interest.

    We have our first viewer tomorrow and I'm worried that the photos we took make the house look nicer than it is and she will be disappointed! H is upstairs at the moment putting a new bathroom floor in as we had some work done on the heating. It's going to be a long night ?

    Did you have more than one agent value it? It can only be price that is stopping the viewers, it is a lovely house. Or maybe the work situation in that area is not good, therefore people are unable to obtain a mortgage.

    We have finally managed to get a mortgage on the house we love. Its a repossession (that hasn't been trashed). Needs a fair bit of work, but nothing dreadfully complicated, thankfully. Its a semi with a garden instead of a terrace with nothing, which was all we could afford otherwise.

    To cover the gap between our last lump of rent and getting the mortgage sorted, we are living with my parents. Its weiiiiird.

    I feel the same way - even my friend said 'no offense, but your house looks much nicer in the pictures than it does in real life' ? ?

    Surely getting lots of viewings is always a good thing though - better than good house, crap pictures = less viewings!

    Mattdonna - your house is lovely. If it was down where I am I will definitely be making an appointment to view and probably end up buying.

    Well I am going to be joining this kleek shortly. Having house valued today with our 3 local EA's with a view to be putting it up for sale in next couple of weeks when HIP is back. Am so worried they are going to tell me its only worth half of what we think its worth and then hubby definitely wont allow us to move!

    Wish me luck. Hope I have some positive news like most other people on this thread soon

    Ours was valued at £150k not long ago and we sold it for £126k... house prices have gone down a lot. We paid more than that for it.
