How much off for a garage (house buying related)

We are trying to buy a house at the mo that is described as having a garage. The kerb is not dropped so we have no legal access across the pathway, and also because there is not a dropped kerb people park in front of it (the whole street is street parking, no drives, so there is always a car there).

Because of the layout of the garage in relation to local streetlights, etc, it is not likely we would get permission to drop the kerb.

I'm planning on going back to the estate agents to put forward the case that it is not a garage as we can not legally put a car in there and would be unlikely to be able to have vehicular access to it on a day to day basis and suggest the vendor consider a reduction in price to compensate.

What would be a reasonable sum, in your opinion? The house is in the mid £200s. I was thinking of starting off with a suggestion of £5k, is this reasonable?

    I presume you're suggesting a discount of £5k not actually £5 (!) and yes I think this would be reasonable. I read your other thread about cost of dropping it and would use this info to back up your negotiation. The garage could easily have a sign put on it requesting no parking but I'm not sure if it legally means anything, esp with no dropped kerb. e.g. if you have a drive with no dropped kerb, it's not considering to be a drive and therefore you can't get a car moved if it blocks you in.

    The council have been unhelpful about ball park figures for dropping a kerb as it depends on an assessment that can only be done via the formal application, that in turn can only be authorised by the property' legal owners. But have said that the presence of the streetlamp is likely to be an issue.

    As a ballpark - our drive cost £1000 to put in. And I would say at least £5 - 6k - we paid an extra £10 000 for our garage over one in the road without one (its huge with an inspection pit - OH is into his cars!!)
