is this house pricing hopeful to the point of obscene? or have i lost my agent's knack already?

it looks like they bought the plot for £115k in 2001. but if you get chance to look at the whole area on rightmove, you'll find it's picturesque but not glamorous- i don't have any rose tinted glasses for my home town 😄 yes, the house is very finished and nice in a bt of a footballers' wives sort of way, but ffs i knew fine and country valued up to get the instructions but 😲

comically, the 2 next most expensive properties in shaw are a bit on the steep side too - haven't sold and have been up for ages. it amazes me when people go up for so much. but then i suppose the agents should just tell them to sod off, but we need the work too at the moment...

i should stop saying 'we' as i'm no longer an EA but it'll take some shaking off...

    I have no idea about the price

    but since when did the property details include a lovely little editorial by the owner on their hopes and dreams as property developers - very odd!

    Genius, love it. kind of '2 houses on 1 plot, so double the price', why don't other builders do it??

    janeyh, i think f&c are trying to copy the magazines like period homes and the like which include a sort of smug conversation with the owners. then just stick a price tag on the end. but shaw's fairly speaking-as-you-find-it, grumpy, almost-yorkshire in the main so i'd be surprised if they have much success

    They have the same bathroom vanity unit that we have - except we only have one, not two! Clearly that's why our place was such a bargain!

    I think that the Tadley one is actually not that bad in the grand scheme of things - A lot of what you're paying for there is the area/name, and then think about 2 houses for that much, it doesn't seem quite so outrageous. Similar to Reading-based properties - as soon as you put "Caversham" in the property address, the price seems to have at least 50k tacked on... ?

    I don't understand the strip of carpet leading through the kitchen. Why? It doesn't look right.

    I'd love a house with an annex for some reason 😄
