We are due to move out of our house in 3 weeks and finally got confirmation from the letting agency, which also included a list of what they expect the house to be like when we move out. Like cleaning skirting boards etc, which we would have done anyway.

The only thing that I seem to be worried about is that they expect the decoration to be how it was 18 months ago. Shouldn’t they be expecting reasonable wear and tear? We haven’t wrecked the house, don’t get me wrong, but this worries me slightly!

    They really should be expecting fair wear and tear. I dont know without looking it up the legalities though. Some letting agencies are Nazi like when you move out!

    What does it state on your contract? Are they referring to the fact they expect you to not have changed the colours, or that they expect it looking freshly painted?

    Best check your contract, and if that doesn't answer your question, ring the agency

    The property should be left in the same condition as it was found in - with allowance for wear and tear - after 18months I would expect that there are some light marks on the walls , if there are heavy marks then I would wash them off with astonish - or repaint that wall - but not touch it up as the colour will be different

    I would expect it to include wear and tear. I think my tenants are moving out in August and I will re-paint everything before the next couple move in anyway.
