Moving house - update

I have accepted an offer on my house. What the heck do I do next? I have two small children to factor in to the move as well. I know nursery need a month's notice but don't now when that will be!

I have appointed a solicitors and had someone come out to quote for removals - both packing and non-packing. She made it sound easy? In theory I am trying to arrange to view 6 properties for Sunday. Need to organise an appointment with the bank. Going to ring catteries tomorrow to see about the cats for the move. Not sure what else to do for now. Will need to get an application form for the nursery. Need to do an online admission for change of schools, but that is difficult to do as I don't have a moving date yet. Also trying for a final planned declutter!

I've tried not to do any shopping, although I completely restocked everything before Christmas so the cupboards are full to bursting!

Thank you for the wishes, our lives are just being again?

    Sorry P I don't have any practical advice but just wanted to say that's bloody fantastic news! Well done! Have you found somewhere you would like to move to yet?

    Nursery need a month's notice because that's what their contract says!

    I am on my own so will be getting a removal compnay to move stuff. I can't take time off work, otherwise that would be fab. Will do the idea of a suitcase, thank you?

    Already ahev access to lots of boxes and tape.

    OB- it's bloody brilliant isn't it? You have been there every step of the way with me?

    All tips greatly appreciated?

    We're also going through a similar process and, in terms of timings, there was approximately 12 weeks between us accepting an offer and then exchanging contracts. We've now got another 4 weeks between exchange and completion. I get the feeling this is the norm so this might give you a bit of guidance with timings and the nursery.

    Find somewhere to live if you haven't done so yet and fill in the 2 questionnaires (think they are called the property information form and the contents and fitting form) that will come through your letterbox shortly. It's also worth getting any certificates together now that you have for things like the boiler/electrics/double glazing/extensions etc which you will need to send back with your questionnaires.

    Congratulations!! We have not long moved, thankfully no children to worry about moving - but we do have four dogs! So best of luck ? a couple of tips - make sure you write on your boxes a summary of what is in them!! And what we have done on each move (twice now within 2.5 years, that's enough!) is be VERY ruthless with what you keep and get rid of - don't get rid of it if you really want to keep it, but if you haven't used it in 6 months, and are unlikely to, there are plenty of charity shops that will be very grateful!!

    P this is fabulous news! Have you found somewhere you want to move to? If not get viewing!

    Do you know your buyers circumstances? I.e have they got kids themselves to worry about, what sort of chain are they in, are they desperate to move or not in a hurry? You may find if they aren't in a hurry you could delay completion until the easter hols maybe.

    If you are interested in buying brand new I don't mind giving you some advice about how that works if you need it. I work for a national house builder.

    Amazing news P, so happy for you all! ?

    Seems like the market is picking up for the 'spring bounce', we have had no viewings since about Oct/Nov and suddenly the EA phones to arrange two today!

    ? Thank you. I'm not as organised as I'd like to be as there is so much outside of my control. Plus I don't yet know where any of the paperwork that they need is!

    This was us (what a surprise). We paid £70 for a policy thingy covering the people moving in should, for example, the double glazing crack (it has a fancy name - can check tomorrow). This meant we didn't have to provide any certificates for work we had done or the services (water. gas, electrics). Life's too short to be faffing with paperwork!

    The policy twigs is talking about is a lack of building regulations indemnity policy. You should produce to the buyer any certificates you've got for new boilers (since 2005), new windows (since 2002) and new electrics. If you haven't got them you can cover it with a policy. If you haven't had any new things then you don't need to worry about t. You sit need to produce the instruction book or anything like that.

    Ha! Just logged in to say it was an indemnity insurance policy! Thank you Knees ? It's calculated on how much you are selling the property for. We haven't actually paid it, so it would seem. When we said to the solicitor we couldn't produce certificates, he said the buyer's solicitor could turn around and insist on this indemnity insurance policy (if it were the other way round he would ask for one etc...) However the buyers haven't said anything so that's a turn up!
