New Build Houses

We've just looked around a new build housing site. The lady in the sales office told us that the houses weren't selling.

We are interested in one and I just wondered if anyone else has ever negociated on the price and if so what are your experiences.

    We bought a new house last October. To be honest I'm quite surprised that the lady was so honest to say that they weren't selling, we were constantly being told that people were interested and that we better get in quick.

    That being said when we made our offer the house had already been reduced and then we got a further 12% off, which we were happy about, you can go in asking for everything, garden landscaping, curtains, money off stamp duty. Basically you are in a really strong position and I think in this market you can go in being quite cheeky they can only say no. One of my neighbours actually said they would pull out days before exchange unless the price was reduced and they got a few extras, and tehy got away with it.

    As Viceroy said you can ask for anything you want. You are in a strong position as developers are desperate to sell right now - the longer houses sit there, the more money they lose.

    If not a further reduction in price you can ask for stamp duty and solicitors fees to be paid, flooring, better spec kitchen / bathroom etc.

    Remember you can make them an offer on the price, the same as you can on any house.
