People looking round houses - can they not read?!?

We are selling property number 2.

It is a modernish house which has 2 decent size rooms and then a smaller room - OK for office or nursery.

It quite clearly says the size - it clearly says it is L shaped and also has a house floor plan.

So why do people insist on wasting my time and looking only to say the 3rd room is too small?

At least he told me before he left and i'm not waiting for the EA to call and tell me...

    I have no idea, we've had exactly the same - oh I didn't realise it was 2 bedrooms! grr

    It's very annoying - you have my sympathies!

    My Mum sold her small 3 bed terrace in town centre - one bloke said there wasn't anywhere to keep his boat!

    I think sometimes the estate agents will send the house details to anyone so long as it's similar to what they want - when we were househunting 2 years ago we were sent a lot of unsuitable house details - but then maybe people think they'll look round anyway just in case. Although you'd think they'd read the details they are sent in relation to the number / size of rooms...

    I think sometimes its hard to visualise a space until you can see it.

    We had a cpuple look at our old house and then say they were disappointed that it was a mid-terrace... i'm sorry, did you miss the fact that there was a house on either side in the photo? ffs. "we really wanted something we could extend at the side" ooooookaaaay then. ?

    I agree. We've looked at things before that we thought would be okay when we looked at the floor plan, but in real life they didn't match up to how we thought they would be.

    I find it incredibly hard to picture things from a floor plan and room measurements mean nothing to me. Add to that, we've looked at some houses that we thought would be perfect and they just "felt" too small - the house we now live in I had totally ruled out as it looked like it wouldn't work for us on the floor plan but fell in love the instant I worked inside.

    I get quite a lot from particulars - i can pootle round the house from the layout and am quite ok at working out room dimensions, but when you have to draw them up as an agent you get more involved in them. basically a 6' sq room is small bathroom sized, 8' sq is small newbuild master bed size (double bed and the merest cough of cupboards), 9' sq is reasonable big-house-3rd-bed size (as in double bed and something else - like wardrobe/desk), 11' sq + is probably double bed, bedside tables, two wardrobes and a little set of drawers sized, 13' sq and you could fit in a cot as well as the above if you needed to, and probably an armchair or two

    hope that helps anyone currently looking (that is, if that actually makes sense outside my head). if you want to get your head around it more, i'd recommend spending some quality time with a leika disto ?

    on the negative side of being an estate agent, my friends come round to see the new house, walk into the corner of each room, and gaze sternly from wall to wall, sizing up the square footage and any signs of movement ?

    I understand the need to see it. But this bloke was an investment buyer. Already has a similar style house. SO no excuses really.

    We constantly get sent particulars of unsuitable houses but occasionally the EA will call and say I know you're looking for a specific size but this could definitely be extended to suit your needs. You trek out to see it and maybe there's room to extend at the back but you'd literally be left with no garden type of thing. I think they just hope that once you get there you'll fall in love with it and make it work for you. Right now they all seem to relish sending us schedules for houses that are perfect. And about £25,000 out of budget. ?

    Agreed in your case though Shelly, he should have known better.

    It is really annoying, esp as you really get your hopes up when you get a viewer and slog away getting the house looking spotless. It happened to us a lot when we were selling, stuff like "the kitchen's too small" (it was tiny, but it was evident from the photos how small it was), "we don't want a living room/diner" (ditto). ? blooming timewasters. House selling's a nightmare, and although the slump had started when we sold ours it must be much worse now ?

    When we were looking for houses, one particular estate agent would take us out to unsuitable houses without letting us see the particulars first.

    We were looking for a 2 bedroom house, but the 2nd bedroom had to be a reasonable size. We would have taken a 3 bedroom house, as long as the second bedroom was decent sized.

    This estate agent kept taking us round to houses with a small main bedroom and a box room, or houses where the decent sized 2nd bedroom had been converted to make two tiny children's bedrooms - no use at all.

    And we had no idea until he took us to the houses he wanted to show us. It was a complete waste of time, for us and for the people selling those houses.
