Planning to replace outbuilding with a house

Anyone know anything about planning?

A friend of mine has recently purchased a derelict farm house on a plot where there are a few other outbuildings. One of them is a large barn (2 storey, about the size of a 3-4 bedroom house) with it's own private garden area.

He plans to do up the farm house and sell it. But with the downturn in the property market could lose a fair bit of money. I suggested he look into the option of drawing up plans to build a house in place of the barn (perhaps in the style of barn to be sympathetic as I don't think the existing one is in good enough shape to be done up). I thought if he got outline plans approved, it could be sold as a plot and might make the project profitable. The plot is down a country lane, not really overlooking anyone, and it's not a conservation area.

He seemed to think it would be impossible and wasn't going to investigate, thinking it just wouldn't be approved. But I don't see why not. I thought planning was much easier if it was in place of an existing building.

Anyone have any experience of this? Thanks ?

    It's a bit of a piece of string question as no-one here will be able to comment on his chances.

    The best thing to do is give the plannning department a call and have a chat with a planning officer about it. They are usually dead helpful and will give you loads of advice before you even put an application in.

    I take it you have never had dealings with the planning department?? We have an application in atm for a house and they were very unhelpful and wouldnt give any information out to help us with our application!

    We hired a planning consultant in the end, it works out a lot easier as they fill in all the forms, and you benefit from the contacts they have in the planning office.

    Actually, I have dealt with planning departments in 3 different boroughs many times and I have always found them to be helpful and give useful advice.

    It's a shame that you did not find your local planning department to be much help on this occasion but I think the OP should give her planning department a call before spending money on consultants.
