Private Renting

Hi all,

Hoping someone can give me some advice please regarding private renting?

We have some friends that are due to move home soon, they have had their house on the market for three years and unsucessfully sold it. They are offering it to us to rent from them. I'm compiling a list of things i think we should know / ask them. The top thing i have is tenancy agreement! What other things do you think we should be finding out now rather then six / twelve months down the line?

    Hi Mrs T,

    Whilst I understand that your considering renting from friends, it is better to be safe than sorry later on, so some of the additional things to consider but could be very important itmes to check out:

    Landlord insures the building (if a flat in a block then the owner of the actual block insures it)

    You/ Tenants Insure your contents (some landlords can also insure tenants' contents but I suggest you cover your own)

    Get clarifications on what you are responsible for in terms of maintainance. The Landlords have certain/ legal duties in relation to health & safety of property.

    Rent amounts and when due and if and when reviewable.

    Any advance deposits held by Landlord? How much?

    How wil this be repaybale to you when you vacate the proprty?

    Notice to quit/ vacate (there is a statutory minimum by either by law (I think, Landlords have to give you two months and tenants have to give one month but do chec it out)

    Who pays utility bills (gas/ elec/ landline phone, etc)?

    Is there a satalite ariel/ tv ? and if so, who pays?

    Are you able to do minor decorations (painting walls to your liking)? and if so, will you have to paint back to orignal colours?

    Make sure that an inventory is done - the last thing that you want to do is have a fallout with your freinds at the end of the tenancy if something isn't right

    Make sure that the deposit is protected under the Tenany Deposit Scheme

    That you agree on maintenance issues - what happens if there is a problem and you can't get hold of them
