Q about part exing for new build

Piece of string Q probably but what % do developers offer if youre looking to part ex your house for one of their new builds? I was thinking around 80% but that was just plucked from the air!

    You mean percentage of value of your current home? The builder i've been on about on the other thread is offering full value part ex. but it tends to be on houses they're struggling to get rid of.

    Yes percentage of current home. Thats interesting info though. Hmmmmm, as much as I dislike new builds it could be an option as we really are desperate to move to the area we need to be in and part exing for a new build could hold the key, we could stay a few years then sell up and move to an older house.

    From my limited experience of part ex on a new build we were offered full valuation fee but reduced offers on the house in question. So part ex pay stamp duty, no money off house, no free carpets etc Or No part ex money off house, stamp duty paid and free carpet pack.

    Do a lot of developers pay stamp duty then? That'd be a bonus ?

    Oh another interesting angle, the house Ive looked at is £4k over stamp duty threshold, Im not fussed on carpet packs as Id rather sort that out myself, my step dad is a carpet fitter and would fit for free and get us a good deal on carpets anyway. Thanks for that bit of info, it all helps

    To be honest it is a piece of string question.

    We looked at 3 new builds with 2 builders. We were offered 65%, 80% and 90% so....

    Dave, are any of the houses you are looking at lived in at the moment? Nethouseprices makes interested reading if they are, gives an insight in what sort of cheeky offer you can start with.

    Again, like I said on the other thread, one of the houses in the development we're looking at went for £20k under the asking price. Great deal for the buyer I would have thought. £4k doesn't sound like a huge amount to me to get off the asking price, depends on the development I suppose.

    Most will have some info on their websites. These are the deals currently being offered by the builder we're buying with. We're not using the deals as we're FTB, but I know our soon to be neighbours have got the builder selling their home for them.

    The one Ive just found is on a large estate which is on about phase 4 or more so the house Im looking at isnt lived in, it would be brand spanky new although the majority of houses on the development are lived in IYSWIM

    Ive checked out the website and they do a part ex scheme but it doesnt give much detail except it gets independantly valued and then you agree a price, the value of the home to be part exed cant be more than 75% of the newbuild price, which is ok as ours is just under the 75%. I think Ill have to wait until I get a call back so i can talk to someone

    Mel, it's Barratt's we're looking at but the deals seem to vary greatly depending on so many factors.

    Nonie, we are downsizing anyway but have found one style of newbuild with decent sized rooms.

    Nonie, we looked around about 10 different developments before buying and there was only one where we thought the houses were small (and, typically, those houses were the most expensive!) This is the floor plan for the one we've bought, which has a single garage and a driveway that will also take two cars. Tiny bit of grass at the front, reasonable garden at the back. The mortgage is going to be £300 a month less than we were paying on our rented 2 bed flat in London.

    Mel, that's the property friends of ours have bought, it's lovely and the living room is a good size.

    Nonie, you have to take a good look at what's on offer. The house we like is in a group of about six 4 bed detached but this particular one is the only one we'll consider of the 6 because it has a garage next to the house and a drive big enough for two cars. The majority of the others have parking either in a garage across the road (which is totally unacceptable IMHO) or in shared parking with other homeowners, neither of which i'd accept when i'm paying so much for a home and having a significant increase in mortgage. I'm not so bothered about room sizes, we're potentially going from a 3 bed semi to a 4 bed detached and we'll have a spare room so we'll get more space anyway IYSWIM

    Room sizes look fine to me and its up for a shade under £179k which is ok

    Nonie, why exactly are you moving? ?

    I know how you feel though, we have good space in our 3 bed semi but approach is looking quite rough and the garden isn't practical for a 3 year old, if I could pick the house up and move it I would.

    This house buying melarky is very hard isn't it? I don't think they've built a house to suit us yet, well they have but we can't afford it ?

    Where abouts are you Nonie? Mine is in Yorkshire and is just under £155k. Looking at the listed sizes on the one you posted, the bedrooms do seem a bit on the small size for the price you're paying. Master is essentially 11x11, which isn't too bad although on the small size for the master in a 4 bed house, but beds 3 and 4 both have chunks taken out of them making them strange shaped rooms. Hard to tell from a floor plan, but I don't think it would grab me.

    Nonie - my parents have the style of 4 bed townhouse you're talking about and its gorgeous and huge!

    The people opposite use the downstairs room as a living room, the larger living room as the master bedroom and have their three children in the 3 bedrooms on the top floor

    Nonie could you not just get a loft conversion? That's my current plan, given there's nothing I'd want round here for less than £100K more than ours is worth. I crave a fourth bedroom too.

    Nonie, your H sounds like mine. We have a 3 bed semi so obviously we can't move unless it's to a 4 bed detached, even though, like i've said, all we really want is a better garden and better parking but he's not really willing to consider looking at another semi with the bigger garden and bigger driveway IYSWIM but what he is willing to consider is really pushing our budget, always the same with him though, rolls royce ideas and mini money ?

    One thing I would look at if I bought a new build again, would to see where the affordable housing within the estate is being built(I think developers have to supply a certain percentage of affordable housing when building) - only reason is we bought ours and it is opposite some 1 bed flats which were given over to a housing association who houses single people or couples with social or emotional problems (ie. recovering *or not* drug addicts, people with drink problems, mental health issues etc.) . We have had our fair share of police visits to the flats, including 1 resident weilding a machete at another in the early hours of the morning, a man who self harms and decides to slit his wrists and wander up and down the road in front of children, dripping blood, used needles being left on the grass etc.

    If we had known, we would have chosen a house on a quieter part of the estate.

    Oh, absolutely. It seems to be the opposite round here (Wakefield/Leeds area) as when we looked at existing rather than new build we found that for our budget (we went out with £175k as our ceiling for stamp duty reasons) we couldn't get four bedrooms and the three bedroomed houses were really pokey upstairs. Going for the new build gave us the fourth bedroom for £20k less than we'd been willing to go up to. And because we bought off plan we've also been able to choose the kitchen and bathroom units and tiles, the builder have paid for all floorings, which we've chosen, and we've been able to change little things like the location of plug sockets and adding in an extra phone socket in the bedroom we want to use as an office. It's definitely worked out for the best for us, although it doesn't sound like it's going to be the best option for you. Hope you find something you like and can afford soon.

    See now Im the other way around, we already have a 4 double bedroomed semi with 2 additional loft rooms, we dont need all the bedrooms anymore but want more living space so a 3 bed is great and only 2 of those bedrooms will be used as bedrooms.

    I have to admit, new builds are not something Ive ever considered, I dont really like the idea of living on an estate and much prefer old houses (ours is 135 years old) as I like the room sizes and features of older houses and theyre on traditional streets with large gardens. New builds are boxes really and ones with half decent sized rooms are hard to find.

    However......needs must and we desperately need to move to the new area so our last option is part ex for a new build. If we can do it we only plan to be there 3 or 4 years then we would move to the older 1930s style house we really want.
