Quick question about selling a house

Our house is on the market, and we've had a cash offer. We've never sold a house, but a work colleague said that as it's a cash offer, it should be a quicker process than if our buyer was getting a mortgage.

Is this right? We have accepted the offer, but we're not sure what happens next.

    It can be quicker, but not always.

    When you're a cash buyer, you can decide not to bother with searches etc (although people normally still would), whereas with a mortgage, you definitely have to do searches. If something adverse is revealed in the searches, a cash buyer can take a view on it and decide to proceed anyway, whereas if there's a mortgage, the solicitor has to report the matter to the lender.

    In terms of what happens next, your solicitor will send you out variuos forms/questionnaires to fill in about the property and they'll send these to the buyer's solicitor, along with copies of the deeds. THe buyer's solicitor will then carry out searches and you'll probably get some enquiries via your solicitor. You'd probably be ready to exchange in about 4-6 weeks, with copmletion a week or two after that. It can be quicker, but it can be a lot longer.

    Theoretically yes. Although if I was buying a house cash I'd still want all the relevant searches to be done by the solicitor,and a good survey. So maybe cutting a couple of weeks off the normal time as there is no lender to approve.

    Sorry I missed this! Have you notified your solicitor? If not that is the next step and then let them guide you. The estate agent, if you have one, should also be able to guide you and your solicitor.

    I would have thought that the advantage of a cash buyer would be (most likely) no chain?

    I could be wrong!

    It doesnt always work that way.

    We had a cash buyer and she was no quicker than when we were in a chain.

    Its just that when there is a chain there is always a chance that someone can pull out, there are multiple solicitors etc and therefore delay things.

    What you need to do next is instruct a solicitor on your side and get the ball rolling.

    We're using the solicitors the EA suggested, so I guess some pretty heavy-duty paperwork will be coming our way soon.

    She was looking at two houses, couldn't afford both - the other couple were simply quicker, I guess.
