Replacing a conservatory with an extension

Hi,

Our conservatory joins our kitchen (17’5 x 11’8) and we are thinking of replacing it with an extension and knocking out the old external kitchen wall so that we have one large kitchen diner.

Has anyone done anything similar and do you know if we need to get planning permission for this type of thing ? I am assuming that we do, but just thought that I would ask and see what others experiences have been.

This would allow us to raise the level of the floor in the now conservatory as there is a step down from the kitchen to get out there and install central heating out there and I am hoping that we could fit in a down stairs loo somewhere and replace the very tired kitchen. Is it an impossible question to ask peoples thoughts on costs?...I am assuming 30k ish including the kitchen ...but this is a total stab in the dark!?

    Whether or not you require planning permission depends entirely on the size of the extension (its irrelevant that the conservatory is there at the moment), best place to start is www.planningportal.gov.uk and look at the interactive house. I asked a builer recently about costs for a side extension and was told its roughly 750 -1000 pounds per sq metre plus vat, depending on how high spec the work is. A competitive, decent local builder should come in about 850 (so I was told) but I don't really know anything about building costs!

    Planning aside, you will need to get building regs - it might be worth speaking with your local authority to find out their costs as well.

    Many thanks - I have looked at the .gov website and we dont need planniing permission & will look into planning regs etc. Thanks for your help.
