Tenancy help

Hi all,

I was wondering if anyone could point me in the direction of a place that I can get more info from.

Basically the situation is this- as H was putting some food under the grill today, and closed the grill door, which has a glass front; the front exploded into a million pieces. And I mean exploded. I took photographic evidence of it to show the landlord, but even as I was clearing up the glass, I kept hearing POPs, as if to mean that the glass was still splitting. This, to me, means that the grill wasn't fit for purpose, and H is going to call the letting agency tomorrow. All I want to know, is: will we get charged for the repair? It's a really old cooker anyway (I'd anticipate it to be from the 80s) so H was going to suggest it is replaced. Tonight H tried to cook something in the oven, but was overwhelmed with smoke, so we had to reconsider.

    Hello

    My OH rents out a house & he has never charged his tenant for breaking things that were on their last legs, for example, her 10 year old son smashed the glass in the front door by putting his arm through it, so we put a new front door on with no glass, and tonight she has texted to say the cooker has competely broken & my OH has spent the entire evening looking for a new one. She is very behind in her rent, but we cannot hold back providing a new oven = the law doesn't allow that. You will probably find you have more rights than you think!

    My OH is a member of the landlords agency ( I think it's called that) if that is any use?

    That sounds like a fault/problem of the oven/grill I am a property manager and if you called me I would be speaking to the Landlord about getting a new one

    I rent out a flat, and if the fridge breaks, the washing machine breaks or the cooker breaks then it's up to me to foot the bill for repair/replacement.

    I would just contact your letting agency and let them know that the glass door of the cooker has shattered and you can't use the cooker. Unfortunately it will probably take a little bit of time for them to get a repair or replacement - I suppose if you wanted to you could ask them about a rent reduction for the time it takes to get a working system back in place - at the very least this should prompt your agents to act as quickly as possible.

    But you shouldnt shut the grill while grilling, so they might not accept responsibilty

    sorry hit enter too soon. I would mention the smoke from the oven first (might it need a clean?)and then say that the glass smashed as well.

    Oh thank you all!

    Sorry went to bed after posting (eventually!) and only just logged back in.

    It's reassuring to know that they should be good about the whole thing- I've just had such bad experiences with letting agencies in teh past..

    As for the smoke- the oven is clean; I clean it once a fortnight mid-week, and although it was a MESS when we moved in, I've scrubbed and scrubbed to get it clean.

    Waiting for H to get in touch with the landlord, as I can't take time out of my day to chase agency down. Keep your fingers crossed!

    You're not supposed to shut the front door when you are grilling, so if I was the landlord I would be expecting you to cover the cost

    I'd be narked if I was charged for the oven - even though you probably shouldn't shut the door of the grill bit when in use, I'd expect the glass to survive quite high temperatures without shattering over the kitchen. I'd investigate the safety standards required for oven glass if I was in your position.

    It depends on the cooker, my mum's is designed to be shut when grilling. And surely that shouldn't cause the glass to smash anyway? I'm always closing ours to get into the fridge (v. small kitchen!) and then forgetting to open it again but it certainly doesn't cause the glass to explode!

    Just to add- H had left it open for the whole time, and then as he took the sandwich out, he closed it straight away again, to make space (as above, very small kitchen). I've never used a grill before, so I didn't know what the procedures were.. We'll see! H is just sending an email to the agent as he's out of the office, as always!

    don't mean to do a shameless bounce, but just wanted to thank everyone for your support. I was really stressed out today over the whole thing, and basically the landlady is going to replace the whole hob!! Yey!! ?
