What would be reasonable (anyone, but esp. landlords) UPDATE & WWYD now?

It'll be two weeks on Monday since we moved out of our rented flat. The check-out inventory was done that day and, although they didn't say anything definite, they implied there were no problems (we certainly hadn't broken anything!) and the landlord sent an e-mail the day we moved out saying he'd be in touch about the bond once he'd heard from the inventory people. (Landlord is in Oz.) We haven't heard anything yet. This is the longest we've ever waited for the return of a bond (had four rented places together and two each before we moved in together) and H thinks we should chase on Monday if we've still heard nothing. Is two weeks a reasonable amount of time to wait before chasing, or would you give the landlord longer?

    My H is a partner in a lettings firm and he says if your tenancy started after April 07, that even if your proprty is a private letting, your deposit should be held by a specialist deposit company.

    If there is no dispute following the inventory / inspection then the deposit should be returned to you within 10 days. You should certainly have heard something by now.

    If the landlord is holding the deposit himself then he would be in breech of the dispute service rules.

    I would definitely chase up asap.

    Thanks O-L. We moved in at the start of July 07 and there was definitely mention of the deposit company at the time. I'll see what it actually says in the tenancy agreement. Does the move out day count? If it doesn't and it's ten working days, that would be Monday.

    Ah I have it slightly wrong sorry! My H misunderstood what I was asking. The landlord or agent has to advise you of any deductions they plan to take from your deposit within 10 working days. The 10 days starts from the end of your tenancy, so not neccessarily when you moved out if you left a couple of days early.

    If there are any planned deductions you will have to agree on them. Once an agreement has been made on how much deposit is to be returned it must be paid back within 10 working days.

    Therefore if you haven't heard back from him re any deductions by Mon then you can expect to receive your deposit within another 10 working days.

    Sorry I got it wrong, hope that makes things a bit clearer?

    Okay, I sent the landlord an e-mail on Monday morning asking if there was any news on the deposit. He e-mailed back the same day saying he hadn't received the check-out report and would chase it as he knew we would be needing the money. On Tuesday he e-mailed to say he now had the report and would contact us "tomorrow" (so Wednesday) after he'd had chance to look at it. We've heard nothing since. WWYD now? Anything, or just wait?
