Has anyone had a loft conversion?

Mrs_Ward, 19 March, 2009 at 21:35 Posted on Off Topic Posts 0 6

I just wondered if you had if you would mind telling me roughly what it cost you? H and I really need more space and think this is probably the only way we can achieve it (really can't afford to move). I was hoping to get some sort of average cost that we could look at to see how realistic it could be. Obviously I know it depends on what option we take etc, I think we'd need a dormer window and would just need electric points and radiators. My friends parents had one done and that cost £20k but that was quite a few years ago

TIA

H's cousin just had this done and I think it cost around £20k, but he did a lot of the joinery himself so I'd guess it would be 5 or 6k more than that... they also had to install firedoors throughout their house and it took about 3 months I think ?

The end result is lovely though ?

I can't remember the exact figure but it was somewhere in the region of 22K for the building work which included making a bedroom and a bathroom in the attic and building the stairs, fitting a bathroom, but not the suite, tiles or tiling and two velux windows but no dormer. This was in 2007.

ETA that also included changing all the downstairs doors to fire doors, plastering, electrics, plumbing, 2 radiators, the architect and sorting out the council for building regs

Meant to add - they've also lost a load of storage in their house which is a bit of an issue, only a tiny bit of space in the eaves, and they've lost a hall cupboard to make room for the stairs but for them they really needed an extra room so it was worth the sacrifice.

We've just been getting quotes for ours! One was £31k, and the other one was £24k and the final one was £23k. Including a dormer, power points, radiator, and fitting an en suite bathroom (not the bath etc though). We have a 2 bed terrace. We also had to add on money to change all our doors to fire doors to comply with building regs, and pay extra to move our hot water tank and boiler, so we are not going to do it at the moment. If you are in the Southampton ish are I can tell you who they were!

Thanks everyone, we were probably thinking of a figure around £25k but I'm more concerned about how we could do it. We're in a 2 bedroom terrace with the stairs going up the middle so I think the only way we'd get more stairs in would be to cut some space out of the bigger bedroom.

pink alien - thank you, we're in Hertfordshire so I don't suppose those companies would be much help but you have reminded me about the water tank etc, I hadn't even thought of that! Gah, I think this is going to be too much hassle ☹️

I got a loft conversion added to a total renovation for (I think) 8k. But obviously that was working with a load of other stuff being done and I only wanted a gun room.

Judging by the other replies though, it sounds as if I got a decent price.

We had our loft done but I can't really remember how much it cost. What I wanted to say was that we were a 2 bed terrace and we had to lose part of one of the bedrooms. It has worked out ok as its still a reasonable size.
