Landlords...prospective tenants pulling out at the last minute

In the last three weeks we have accepted two offers from prospective tenants and both have fallen through at the last minute after they have been referenced checked. The letting agents have said it's because their circumstances have changed (don't know if that means they have found somewhere else or they can't afford it./doesn't suit their requirements anymore because the letting agents won't tell us) and not that they failed the checks. We're new to this landlord thing so is this quite common?

    None of our tenants have pulled out, but I remember when we were renting we got the place we loved but thought we had missed out on because someone else dropped out.

    People rent for a huge variety of reasons, but often it's because their circumstances aren't settled. I wouldn't be worried just yet, though I can see it must be very annoying

    I think it is just the annoyance to be honest and when you ask the letting agents for a general reason (not prying into folks' circumstances but would be nice to know if they have found somewhere "better") they are just so unhelpful.

    Oh well I guess we'll have to sit it out - got 3 viewings in the next couple of days and have put it on the market with two more agents so hopefully something will come of these fairly soon.

    I'm just impatient!

    This can happen sometimes - unusual for it to happen twice.

    There is no reason why the agent shoudnt' give you the proper reason unless of course the tenant didn't say

    Not alot you can do really apart from maybe put it on with more than one agent to get someone in

    Have never had one pulled out, but one time I got through 3 sets of tenants before I got one with a good enough credit check.

    Given the economy and the number of people getting laid off, is that a possibility?

    There are so many properties on the rental market at the moment that I guess there's a good chance they've just found something else. I would really be pushing your agent for a response on why though - it's not prying, they're working for you ultimately and they should be helping you understand what you need to do to get it let. Though I guess they make a fortune on credit checks so they won't be too fussed.
