Found a house

We have found a fantastic house. Ticks all the boxes! Its quite old fashioned decoration wise but thats fine, we are gonna decorate anyway.

BUT its got no central heating installed Smiley sad It needs a new bathroom. Garden needs work doing to it but thats not imprtant.

Its up for £119,950, our budget is £118,000.

Mum thinks the central heating would cost about £4K, bathroom you can do cheaply so its fine. Would probably need to spen about £6500 on it in total as there are little bits here and there that will need doing.

Its owned by an elderly man who is in a residental home now, they are wanting a quick sale.

IF i was to make an offer, how cheeky do you think i should be?

    Hmm, my gran's house was sold quickly (relatively) to get the money for her care home fees (don't get me started on how utterly WRONG that policy is). I'd go in at £104k initially.

    I think BSB is right - go in low if there's still quite a bit of work and they are after a quick sale. People are really worried about what's going to happen to housing policies in the next few weeks/months, so you could be nicely surprised. Good luck!

    I was thinking around that price, but thought it was being very cheeky as its alot lower than the asking,

    If you are a first time buyer and have calculated your affordability of the mortgage , offer £114,000 to start with and slowly work your way up. Keep explaining to the estate/selling agent that you are ready to purchase and have no house to sell to buy this one.

    He will propbably tell you that he has other buyers interested in the property and that may well be true but likely that other buyers probably have a house to sell to buy it or could be buy-to-let purchasers who can currently, only get around 75% loan of the purchase price. If it was a cash buyer, he or she would have already made an offer and bought it.

    If your offer has been accepted, I would get the house checked by a structural survey (not just rely on the normal mortgage survey- as that is only for the benefit of the lender and not you). It will cost a bit more than normal one but could save you a lot of headache if it's very old property and especially, if it has been negleted over the years. It may even give you a bargaining power.

    I was about to go ? at that and suggest you might get away with your full £118k but then realised it's in England and you don't have the dubious pleasure of our stupid Scottish "offers over" system! (For those who don't know, up here you generally expect to pay between 10-30% higher than the asking price and it's anyone's guess how much the seller is actually looking for!) Good luck whatever you offer!

    Well i actually live in Wales. Alot of the houses that we have seen are in England, BUT its alot cheaper in Wales, you get free prescriptions and stuff. Rates are slightly cheaper.

    Its quite funny cause if you cross to the other side of the road, you are actually in England, we are right or the border lol

    I don't think it's been like that since the crash, there are loads of houses on now at 'offers around' and certainly they're not going for 30% over anymore...

    To the OP, all you can do is put in a cheeky offer and if they don't accept it then up it a bit.

    We havent made an offer yet. We have just got 2 more houses to see.

    Have talked 2 mum and dad and they think that we should get a house thats not gonna cost alot to do up...etc But we loved the house, i dont know what to do now!
