Probably a bad time but...

MrsPenguin, 6 March, 2012 at 22:19 Posted on Off Topic Posts 0 19

I have just bought a house - yeay!

No chain involved either side, does anyone how know how long (or quick) the conveyancing could take? We want a full survey this time - have no idea if this takes longer?

Yay!!! Excellent news. Tell us more. I love vicariously through those that won't be trapped in negative equity for 20 years.

Average time for conveyancing is about three months.

Phew - was thinking I'd need to get all my shjt sorted ready to move in 6 weeks!

Thank you! I'm still in that hell with you Kharv - but will rent my house until things start shifting again, but lucky in that we can sort the new house first and then sort the rental on this one (I think that makes sense!?)

Next to wedding planning, browsing findAproperty is my next best way to spend an evening...

Hope the conveyancing goes really smoothly and you're in in no time!

I would double check with your conveyancer though as they can move much quicker than that!

It's a nightmare isn't it? We bought a house that was only supposed to be a stepping stone, the month before Northern Rock crashed. It's far too small for a family and doesn't have a suitable second bedroom so our plan is to stay in it as long as we can then probably rent it out and we'll rent somewhere more suitable.

I'll check - maybe 6 weeks would be good as I'll be forced to have a proper clear out.

Kharv - that's a nightmare. I bought at the same time as you and it's been so frustrating (especially as I fixed my mortgage rate - oops)

It can be quick - we bought a house in 2009 and from having our offer accepted to moving in was 6 weeks - no chain either side ?

Ours was about 2 months with this flat, but not helped by the fact that the owner wasn't even in the country!!

Getting ready to sell and move, need to get it valued and hope that it is enough!

House selling is a stressful business!

Average time between acceptance of offer and exchange of contracts is around 6 weeks. Completion then a week or two after that.

Let me know if you have any questions about anything. I'm a conveyancing solicitor!

    Congrats Gabs well done ?

    Kharv,

Same thing happened to us, bought a house with 100% mortgage, ridiculously high rates right at the top of the market and within weeks of moving the credit crunch happened and knocked about 50k off our property straight away. Luckily our's isn't tiny but it won't be the stepping stone house that we had planned it to be ☹️

Thank you all - I might have been premature as we are now having mortgage woes ?[:'(]

Won't go into details, but all may not be lost (yet).

    Keep fingers crossed!

    Congratulations, indeed!

Hope everything's OK with the mortgage!

It took us a month from start to finish, with no chains. (we bought through informal tender). It depends on so many things & how organised the solicitors are!
