We have an offer!

Mrs C, 20 June, 2012 at 09:36 Posted on Off Topic Posts 0 105

The lady that came round for a second viewing has put in an offer!

It was £15k less than the asking price ? so we have gone back and said that we will meet her halfway at £7k less... just waiting to hear back!

Am feeling very jittery today!

Permission to bounce?! An offer is an offer, sending vibes that she can meet you halfway ?

Am secretly hoping that the other lady that expressed an interest is told about the offer and puts in a counter offer...

This is still really good news, and it's fairly fast as well in this climate! Fingers crossed.

Well the one we really liked, we felt was overpriced considering the work it needed. So we put in an offer but it was flat out rejected, no negotiations.

There was another we saw which was a terraced house close to the town centre, Mr C loves it, I am not convinced.

Then we saw another in the same road last Sunday, semi detached with a garage. Top of our budget really but lots of potential. North facing garden which is what I didn't want but has a driveway and parking which Mr C wanted. You can see the church we got married in from the bedroom window!

This is the one that rejected the offer.

    This is the terraced one:

This is the semi detached one:

There was another terraced one in a close off the same road, but it was only online for 3 weeks and then they took it off again... had a massive west facing garden, parking, and was in budget... ?

    Number three for me!

That's a really long north facing garden - you'll find you get the sun on some part of it for most of the day.

It's not as long as it looks in the photo... but its about 50ft.

Not that we really get the sun that much in this country!

We want to build a pub/cocktail bar at the bottom where the greenhouse is!

The Abbey gardens are a short walk away...

Plus there is a sports field at the end of the road - football, baseball, skate park...

I spoke to them already, the vendors changed their minds.

They offered me this instead but its in an awkward location:

    http://www.rightmove.co.uk/property-for-sale/property-23189283.html

This one is lovely inside and has plans for a huge extension... but no garden.

    http://www.rightmove.co.uk/property-for-sale/property-37540166.html?premiumA=true

Mr C didn't like this one.

    http://www.rightmove.co.uk/property-for-sale/property-37885271.html

This one would have been fabulous, but what they don't show you is that they sold off the garden to the right and built another house on it! So the option to add a driveway is gone and the garden is now really small.

ETA: this is what they have built... http://www.rightmove.co.uk/property-for-sale/property-33558319.html

There is a really lovely pedestrianised street in the centre, but Mr C no likey! Most of them have downstairs bathrooms which I don't like, but some have been converted.

We are complete opposite ends of the spectrum on houses - I like character and history (which usually come at a price) - he doesn't care about the outside as long as it's spacious inside!

Mrc C, I wouldn't instantly dismiss a north facing garden. When we were looking we were adamant that we didn't want north facing but that is what we now have. We stood in the garden last August on a really sunny day and was surprised by how sunny it was.

We are lucky in that we don't have anything close to us (directly behind is a small car park then more houses and they are lower than us). The only thing that causes a shadow is the showhouse beside us but that is only really an issue in the spring/autumn when the sun is lower and it's sometimes too chilly to be outside anyway. In the height of 'summer' the sun is directly above you anyway.

The lounge is at the back of the house which means it's nice and cool when it's really hot.

By having a north facing garden it means we've got a south facing fence at the bottom of the garden where we have planted 2 vines that are going bananas ?

Fingers crossed the offer works out and you can find something

We saw that... just tilt the camera up slightly!!!

I am not dead against a north facing garden, I guess I am just used to coming home after work and still being able to sit in the sunshine outside my back door!

Just quick word of advice on your potential buy- tis lovely I love these houses.

I live in a house of a similar style/age. 1930's semi. If the neighbours have kids view the house when they are all home as the houses didnt get the best sound proofing (I have a herd of elephants living next door with sex made parents)

Also check the roof, most the roofs are getting to the end of their lives now, Ive just had lost of quotes and will be about 5k to do new roof and guttering.

Got the same problem with a new build - every time the woman next door goes up and down the stairs things in our under stairs cupboard and on the bookcase rattle and she's only tiny! We can't really complain now though - we have a herd of elephants in our house when the kittens are flying up and down the stairs!
