Wedding discount - Kings Street Townhouse

Hi There,

I wondered if anyone has had any dealings with asking for discount for a wedding when the views have been affected?

We have our wedding booked this year at Kings Street Townhouse in Manchester and their selling point is the balcony with views over the city. This USP is what allows them to ask for big money!

Over the last year the Town Hall which is behind the building has had scaffolding erected.

This is the biggest scaffolding project in Europe (according to their website). So you can imagine the scale. It is also covered in white sheeting which means you cant see the building at all. On research this project has been in planning since 2017, and was started in 2019. We booked our wedding in 2020.

There is also another building in front which is being demolished to make way for a new Malmaison Hotel.

I understand building works are out of their control but these are huge council projects. I find it hard to believe they didn't have prior knowledge about the scale/disruption due to the proximity to their business.

The Hotel did not warn us about either of these huge projects which have almost deemed the terrace/balcony unusable. It will also effect the table/isle layout because we don't want the view of the scaffolding to appear in the background of the photos.

They are aware we are not happy and am sure they have had other couples which will be heartbroken. Im just not sure what is a fair discount to ask for.

Any advice would be much appreciated, I have attached some images just so people can see on booking and now.

    First of all, I'm really sorry that this is stressing you out. Manchester's views are wonderful and I can see how your wedding view will be impacted. I've put my initial thoughts on how I would handle this if it were my wedding below. I am not a lawyer (not even remotely), but have been in a similar position before where a case has needed to be made where the delivery of a service was not how the service ultimately was provided (still pending so can't say if totally successful or not).

    I think you've started the research work needed to push back on the venue for a discount. What you need to do is evidence that you can't see how they wouldn't have known about the building work disruption when they booked your wedding (presumably you either would not have booked or would have altered the contract / price if you had known?). See if you can find out via the council when different planning documents went out to local businesses and build a timeline that firmly demonstrates their knowledge. Especially if you have photos (I assume those are yours?) dated from when you were sold a vision etc. Also if they have anything on their website that highlights the view I would immediately screengrab and add to your bank of evidence. As you say, they sell the view as part of a USP so it's got to be on there somewhere.

    I would build a case from how much time you intend on spending on the terrace - is it 20% of your wedding or more? Use this as a baseline to determine a discount. I would also suggest seeing if there is some kind of Citizens Advice help you could get on something like this as it feels like a massive grey area (really not sure if you can legally 'sell a view') and they may be able to offer more support. If it were me, I'd be looking for a contract lawyer to take a look as well, but I'm not sure how feasible that is for you.

    Last of all, when you are pulling together an email or a document outlining your case - keep the emotion out of it . This is an issue of what you'd be told would be the case is not and that there was (potentially) an omission from the venue when you signed your contracts.
