Opinions needed on house selling 'issue'...I'm such a saddo, pic added!

We're currently looking to move and giving our place a quick paint etc just to freshen it up. There is something I'm a bit worried about in terms of selling our house that I wanted to ask opinions on!

Basically, not long after I moved in, I had an ironing incident which involved me dropping the iron right in the middle of our livingroom carpet which left a full iron print. The room is an open plan livingroom/dining room so the carpet (that we had just replaced) is really big and wasn't cheap and there was no way I was going to fork out to replace it after 6 months. (In hindsight, I probably should have claimed it on me insurance, I don’t actually know why I didn't!) Anyway, I always planned to replace it but haven't.

The burn has been covered over with a rug for the past 5 years and now I'm worried about selling it like that! My H isn't bothered at all and is firmly of the opinion that we just leave it as is on the basis that there is a good chance the new owners will replace the carpet and that the carpet isn't brand new so is likely to have 'wear and tear'.

I know viewers aren't going to see the burn mark as it's covered with the rug but anyone buying the place will obviously have a big burn on the carpet when they move in.

So….what do you think? If it was you, would you do something about it?

    basically no, they wont see it , why waste your money if your're going to move?! the only thing id do before selling my house is give it a good bloomin clean (unlike the people we bought ours off dirty beggers)

    I wouldnt do anything, esp if they are not going to see it, i would probs leave the rug covering it tho so it isnt the first thing they see when they walk in to their new house and they can leave it covered then or replace the carpet with one of their choice

    Hmmm moral dilemma....

    As a house seller I would want to be doing everything I could to sell my house, however as a buyer, if I bought it, moved in and then discovered a burn mark in the middle of the floor I was be really peeved!!! Especially if it wasn't something that I was planning on replacing immediately.

    I think my conscience would make me say something I am afraid! I wouldn't replace it but would need to tell them.

    Some buyers would possibly try and knock some money off for replacing such a large item. I know I was given £100 to repair a wall in the flat I bought!

    I think if you are including floor coverings in the price then yes, you need to say something. I wouldn't make it the first thing I mentioned though and would point out that it's easily covered by a rug.

    People tend to know if they love a place within the first few minutes (according to him and her off of Location location location) If they are interested in the place, the carpet is unlikely to be a deal breaker (though it may be something they negotiation on re price) If you cover it with a rug - it's something they can easily do to until they can afford to replace it if they don't intend on doing it right away. As a buyer I'd be really narked if I bought I house and didn't know about it. That said, there isn't anything that they can do once you've completed the sale...

    Is there any possibility of removing it before you sell it?

    I'd replace the carpets and add to the sale banter that you've put in a new carpet.

    When i sold my place, the flat was totally overhauled as i had lived with skanky wooden floors and grey cement walls for 6 years.......... otherwise it would have sold for a button and a snotty hanky!!

    You dont need to get expensive carpet but I'd replace it never the less.

    Thanks everyone. I've maybe not described this very well, it's not a big black burn mark, its more like a shadow shape on the carpet. I've been looking at it tonight and it's not as bad as i remember it being. I've attached a picture. I was thinking maybe I should mention it to the estate agent and take their advice?

    I don't know if I would say anything, when we bought our house there was an iron mark in our bedroom from the last tenants on a beige carpet and three years later it's still there!! OH was a lot more forgiving then when I managed to do the same thing on the other side of the room ?

    It took me a while to see where that even was, i wouldnt worry if you didnt know it was there you prob wouldnt notice it, I was thinking you meant some cartoon stylee big black iron shape!

    I can hardly see anything at all - Like Naboo I was thinking a huge Iron shaped mark.

    I wouldn't worry about it - general wear and tear on things unless they are new should be expected by the buyer

    If it had been a big black mark I'd have said don't replace but do mention it when doing viewings - it's not likely to be enough to put a serious buyer off putting in an offer but leaving them to find it for themselves later could nark them off to the point that they start getting sticky about other stuff.

    Having now seen the picture I wouldn't even mention it tbh, there's hardly anything visible there. If you're going to lose sleep over it then you could mention it but I don't think anyone would expect a pristine carpet.

    I'd probably just remove the rug, and let them see for themselves.

    but if you want you to check this site out https://www.howtocleanstuff.net/how-to-remove-large-burns-from-carpet/ but i don't think its worth it in your case.
